Stay N Host runs a rental operation end to end: a guest's first WhatsApp message automatically opens an inquiry with the chat attached; the operator sends a no-login quote link carrying their bank details; guests pay by bank transfer or cash with a proof upload that a human verifies before any money posts (there is no card rail yet, and the booking site tells guests so); housekeeping turnovers are scheduled and evidenced; door codes are released only when payment and ID are both verified, re-checked at send time; and every verified payment posts to a double-entry ledger that reconciles to zero, with a model-aware P&L (owned, leased, profit-share, managed, investor-funded units), break-even day, and period close. Every state change writes an immutable audit row; automated actions record the rule that authorized them; no automation can move money. Every agent action writes an audit row naming its rule. - Request an agent: the automation catalogue is fixed rather than a rule builder, so a "Request an agent" button in the Agent Hub files the automation an operator is missing. Any seat that can open the hub can ask, the requesting seat and workspace are recorded with the request, and every request is read and triaged (new, reviewing, planned, shipped, declined). A request executes nothing until it ships as a configurable rule. - Tenant isolation enforced in the database (row-level security), immutable audit trail on every state change, 24-role RBAC with per-property scoping; custom roles can never move money or release door codes. - Spreadsheet import for existing bookings: upload, map columns, preview every row, commit with rollback. - Direct-booking website that behaves like an OTA, not a template: live availability search against the same calendar the operation runs on, results beside a map with a price pin per property, amenity filters and sorting, alternative dates when the exact ones are gone, flexible-date search ("a week, some time in October"), destination autocomplete, indexed city and area hubs, hand-curated collections, guest reviews published from the product, five layout templates with palette presets, the operator's own copy on every room and property, promo codes, guest-chosen paid extras, the operator's configured fees and taxes, an indicative price in the guest's own currency, a device-local wishlist, email capture with explicit opt-in, first-party funnel analytics that collect nothing new, an embeddable availability widget for a brand site the operator already has, and a Google Vacation Rentals property feed. - Group bookings as one deal across several apartments: a page per stay, a lifecycle panel and a door-code gate per apartment (one apartment clearing its blockers never releases another's code), and a cancellation that frees every unit at once. - Complimentary stays: an explicit funnel exit for a stay that is given rather than sold, with its own report of what a workspace gave away and to whom. - Multi-currency treasury: a workspace holds money in more than one currency, converts between its own stores, records which store each OTA account pays into, books OTA money as a receivable and settles the real payout, and runs a payout sweep that shows which money goes to which bank before it moves. - Books of account with gapless per-tenant journal numbers allocated by the database, running per book of account and resetting each fiscal year. - Automations an operator authors: rule conditions, tenant-defined automation kinds, auto-responses when nobody is at the desk, and message tokens drawn from property knowledge. Bank transfer and cash with human-verified proof are the only rails, and the booking site tells guests so. No multi-OTA support (no Booking.com, Vrbo, or Expedia connections yet). - No AI reply drafting. Automations are explicit rules the operator writes; they send what was written. - No native mobile apps. Both the guest app and the staff surfaces are web apps that work in a mobile browser. - No dynamic pricing engine. Rates are set by the operator, per listing and per date, with weekend and per-date percentage adjustments. - No smart-lock vendor integration. A code is generated and delivered by Stay N Host, not programmed into specific lock hardware. - No period-end currency revaluation, though holding several currencies and converting between own stores both work. - No file exports from the report screens: no CSV or PDF download, no QuickBooks-shaped export, and no two-way sync with QuickBooks or Xero. An accountant is given a read-only seat over the treasury, the ledger and the reports instead. - No documented public API, no guest security deposits as their own money flow, no broadcast campaigns, no status page or public changelog, and English only.
