The product
What is Stay N Host?
Short-term rental management software that runs the whole operation: guest messaging, bookings and calendar, Airbnb sync, housekeeping, door codes, a direct-booking site and guest app, and real double-entry accounting with owner and investor portals. It was built alongside a live multi-unit portfolio, which still runs on it.
Who is it for?
Operators who run rentals as a business: self-managing hosts with a few units, property managers who answer to owners, rental arbitrage operators paying rent before they earn it, and operators running on investor capital. It is particularly suited to markets where guests message on WhatsApp and pay by bank transfer.
What makes it different from Hostaway or Guesty?
Three things. A guest’s first WhatsApp message opens an inquiry by itself rather than requiring an existing reservation. Bank transfer and cash are first-class rails with human-verified payment proof. And the accounting is genuine double-entry that knows five operating models, so a managed owner’s gross is never counted as your revenue. The comparison pages list the rows where they win too.
Do you support channels other than Airbnb?
Not yet. Airbnb has a real two-way connection covering availability, pricing, content, bookings, messages and reviews. Booking.com, Vrbo and Expedia are on the public roadmap and are absent today. Bookings from those channels come in by spreadsheet import or by hand.
Is there a mobile app?
Not a native one, for guests or for staff. The guest app is a no-install web app opened from a link, and the operator side works in a mobile browser. Native apps are on the public roadmap.
What if the automation I need does not exist yet?
Ask for it in the product. "Request an agent" sits at the top right of the Agent Hub: name it, describe what it should do, attach a screenshot of how you do it by hand today, and send. Any seat that can open the hub can ask, not just the ones who configure rules, and every request is read and triaged rather than left in a mailbox. Until it ships as a real agent, a request sends nothing and changes nothing in your workspace.
Does it write messages for me with AI?
No. Automations send what you wrote, on a schedule or a trigger you configured. There is no AI reply drafting. What the agents do is the repeatable work: confirmations, arrival digests, the nightly ops report, and door codes behind their gate.

Pricing and plans
How much does it cost?
Five published prices. Solo is $15/month, Starter $29, Growth $79, Operator $239, and Enterprise is custom for large portfolios. Annual billing is cheaper on each: $13, $25, $69 and $199. Extra properties and seats have published rates too, on the pricing page.
Is there a free trial?
Fourteen days with full Growth-plan access and no credit card. There is no onboarding fee and no contract.
Is there a free plan?
No. The cheapest paid plan is $15/month, which is the price of the product being sustainable rather than the price of it being a lead magnet.
What does a property or a seat cost beyond the plan?
It depends on the plan, and all of it is published. Starter adds properties at $16/month and seats at $6; Growth at $20 and $6; Operator at $30 and $5. Owner seats are separate, and the Operator plan includes five.
Are there payment processing fees?
None from us on a bank transfer or cash payment, which is how the product takes money today. A reservation booked through your direct-booking site carries a flat 2% Stay N Host fee. Card payment is not available yet and is listed on the roadmap.
What happens to my data if I leave?
It is yours. Reports export as CSV, owner and investor statements as CSV or PDF, and the books were built assuming somebody outside the business would read them. Nothing about the product is designed to make leaving hard.

Money and accounting
Can an automation move money?
No, in any plan, ever. No agent rule can move funds and no rule that would move funds can be written. It is a constraint in the system rather than a setting, and it is not on a roadmap to be relaxed.
What does "human-verified payment" mean in practice?
A guest uploads proof of payment against a quote whose numbers you set. That creates a decision for a person with the right permission, not a confirmation. Verifying posts to the ledger and can release the unit; rejecting records the reason. Both write an audit row.
Why does double-entry accounting matter for a rental business?
Because the alternative is a spreadsheet that cannot be checked. A double-entry ledger reconciles to zero by construction, which means an error announces itself instead of hiding. It also makes owner statements and your own P&L two views of one calculation rather than two documents that have to be made to agree.
What are the five operating models?
Owned, leased, profit share, managed, and investor funded. Each answers "what is my revenue" differently: on owned and leased units the booking is yours, on a managed unit only your fee is, on profit share it is your share after agreed costs. The ledger obeys the model set on each property.
Can I use my own accountant?
Yes, through a read-only External Accountant seat over the treasury, the ledger and every report - so they verify the books rather than re-key them. File exports are the gap: there is no CSV or PDF download on the report screens today, and no QuickBooks or Xero export or sync. All of it is on the roadmap.

Security and data
How is my data kept separate from other businesses?
Every table is scoped to its workspace and isolation is enforced in the database itself with row-level security, not by a filter in the application. There are tests whose only job is to keep proving that a cross-workspace read is impossible.
Who can see guest ID documents?
Only seats with the permission, through short-lived signed links, with an audit row on every view. Identity documents are handled at a stricter class than the rest of the record rather than being just another attachment.
Can I limit a staff member to certain properties?
Yes. A seat can be scoped to specific properties, enforced as a database policy. A coordinator for two buildings gets nothing back if they guess at a link for the third.
Where is the data hosted?
On AWS in the us-east-1 region, on managed PostgreSQL with encrypted storage and backups. In-region hosting for other geographies is a scaling item, not something available today.
Do you have a status page?
Not yet, and that is a real gap. Incidents are communicated by email until one exists. A status page and a public changelog are both on the roadmap.

Getting started
How long does setup take?
Creating a workspace, adding a property and a listing, and connecting WhatsApp is an afternoon. Airbnb has its own connection step. The Start Here guide is eight chapters written for somebody doing this once rather than somebody who already knows.
Can I bring my existing bookings?
Yes, from a spreadsheet. Upload, map your columns, preview every row before anything is written, then commit, with a rollback for the whole batch if it was wrong.
What do I need to connect WhatsApp?
A Meta WhatsApp Business Platform account and its credentials. Two step-by-step guides in the app take you from nothing to connected, and the same flow is documented at docs.staynhost.com.
Do my cleaners need training?
They need a phone and a login. A cleaner seat shows their assigned jobs, a checklist and a camera, and nothing else: no money, no guest contact details, and no unit they were not assigned.
Is there support?
Email hello@staynhost.com, plus a documentation site with step-by-step guides for every task in the product. There is no phone line, and pretending otherwise would waste your time.
