Property managers

You answer to owners. Every single month.

The hardest part of managing other people's property is not the cleaning rota. It is the last week of the month, when somebody has to turn a system's numbers into a statement each owner will trust. Stay N Host produces that statement by closing the month.

Owner portal from Growth, $79/month. Operator includes 5 owner seats.

Close, do not assemble

The statement falls out of the books.

Period close produces every owner's statement out of the same double-entry postings that produce your own P&L. There is no reconciliation step between what you told an owner and what your books say, because they are the same numbers read two ways.

Then pay from the statement. The payout is prepared, approved by a person with the permission to approve it, and posted against the owner liability rather than disappearing into your expenses.

The team

Coordinators, cleaners, an accountant. Different software each.

Twenty-four built-in roles cover the jobs a management company actually has, and each seat can be scoped to the properties it covers. A coordinator for two buildings cannot reach the third, because the scoping is a database policy rather than a hidden menu item.

Custom roles compose what you already hold, with one ceiling that cannot be lifted: no custom role may move money or release a door code.

The month, end to end

What changes on day one.

Owners get a portal

Their properties, their statements, their payout position, their downloads. The update email stops being a thing you write.

Turnovers get evidence

Inspections with timestamped photos attach to the stay, so a damage conversation has a record behind it.

Money gets a gate

Payment proof is verified by a person before anything confirms, and no automation can move funds in any plan.

The month gets closed

Statements produced, period sealed, later corrections posted rather than edited into history.

"An owner statement nobody had to assemble is an owner statement nobody can dispute."

FAQ

Questions from managers

How long does an owner statement take to produce?

It is not produced, it is closed. Closing a month generates each owner’s statement from the same ledger postings that produce your P&L. The work you currently do assembling statements stops existing rather than getting faster.

Will my revenue look inflated by the properties I only manage?

No, and that is deliberate. On a managed property the guest’s gross is a liability to the owner from the moment it clears. Only your management fee is your revenue. A hundred managed doors makes your books accurate rather than impressive.

Can each owner have different terms?

Yes. The operating model and the commercial terms sit on the property, so a straight management fee, a profit share, and a fixed lease can all run in the same portfolio and each be accounted for on its own terms.

Can I stop owners emailing me for updates?

That is what the owner portal is for. Each owner sees their own properties, their bookings, every closed statement, what has been paid and what is due, and their own CSV or PDF downloads. Scoping is enforced in the database, not by a filter.

How do I keep coordinators out of the money?

Give them a coordinator seat scoped to their buildings. Twenty-four built-in roles cover the jobs a management company actually has, and a custom role can never be granted permission to move money or release a door code, whoever creates it.

What does it cost for a real team?

Growth is $79/month for five properties and five seats and includes the owner portal; Operator is $239/month for ten properties, fifteen staff seats and five owner seats, and includes the full finance suite and the direct-booking site. Extra properties and seats are published rates, not a quote.
